In truth, it is a major electrical job but it doesn’t necessarily mean that there will be massive disruption and inconvenience.

What is the process?

Firstly, we need to establish that a rewire is in fact necessary. This can be done by one of two methods. The first method is a visual inspection where we examine the age of the consumer unit or fuse box and wiring throughout the property. The first method is only really useful in cases where there is lead sheathed cabling, aluminium wiring, or rubber wiring. These three types of cable in electrical systems are a potential danger and should be rewired. No further inspection is usually necessary following the discovery of this type of cabling and as such it is safe to say that the installation should be rewired.

The second method is by far the most helpful. A Periodic Electrical Inspection  should be carried out and an Electrical Installation Condition Report produced. This method involves spending a few hours to a day checking out the electrical circuits, the system earthing, the fuse box or consumer unit and the electrical accessories like sockets and switches.

The Report

A 5–8-page report is produced and will detail any immediate dangers, potential dangers, or non-compliances with the current wiring standards. The outcome of this report may result in a rewire being recommended. There may be some remedial works to carry out rather than rewiring if the system is in good condition. 
 

If REWIRING is needed

In order to install new wiring in a property there are two methods that are available.  The first method is to install the new wiring in plastic channel that sits on the surface of the existing plasterwork and decoration. This is known as trunking and can be rather unsightly no matter how professionally installed.

The second and most preferred method is to bury the cables within the walls and floor cavities. This achieves a more desirable look and is the best option albeit a little more disruptive.

When we rewire a property, electrical cables have to be installed throughout to supply the power to plug sockets, light switches, and light fittings along with other electrical equipment. In order to carry out the installation, we sometimes need to open up the floors, ceilings, loft space and require access to areas where sockets and switches are going to be installed.

You may need to move furniture and possessions so we can carry out the installation so some planning is necessary.

Is REWIRING expensive?

When we compare the cost of a rewire and the length of time a high-quality rewire lasts to the installation of a boiler for example that lasts maybe 12 years. A rewire is very good value.

Do I need a rewire for a new kitchen?

An electrical inspection is always recommended when considering moving and adding to kitchen electrical circuits. Kitchens place a lot of stress on wiring as they demand a large amount of power from the electrical system.

It’s a good idea to check the condition of the existing wiring and if possible, separate the kitchen from the existing wiring to allow for plenty of power for new appliances and cooking equipment.

When is it best to rewire?

Rewires are best carried out in conjunction with a scheme of modernisation and improvement works at a property. Adding on to an old system when installing a new kitchen or bathroom can place additional stress on an aging wiring system meaning earlier failure.

There is little more frustrating than renovating a home with new decoration, bathrooms, and kitchen to then discover that the wiring is shot and needs replacing.
