What is the landlord's electrical testing?
As of the 1st April 2021, all new and existing tenancy agreements require a valid EICR (electrician installation condition report) also referred to as electrical testing certificate. A satisfactory EICR is valid for 5 years from the date it was issued.
An EICR is certification which states your Leeds property has been tested by an approved and qualified electrician and that the property is deemed electrically safe.
A Landlords electrical test or inspection involves inspecting the fixed electrical components of a building.
During a landlords electrical test, one of our aims is to determine the risk of electrical fires, check that there are enough plug sockets for the property and to check that there is adequate earthing and bonding in place.
What happens during EICR testing?
An initial visual inspection of external features takes place to identify the lighting, switches, plug sockets and any additional features such as underfloor heating.
Testing equipment as well as an in-depth knowledge of electrical regulations and wiring allows our qualified electricians to then investigate the permanent features which include wiring and cabling, the consumer unit and any additional sockets such as outdoor sockets.
Any faults identified are assigned a code to highlight the severity of the fault.
- Code 1 (C1) High risk of injury. As is our duty and responsibility, the NICEIC approved electrician conducting the EICR will need to make the hazard safe before leaving the property.
- Code 2 (C2) suggests a fault is potentially dangerous.
- Code 3 (C3) Any improvements that could be made are suggested to the landlord. This code suggested that an electrical issue could be made safer.
- FI Further investigation is required.
You usually have 28 days to complete any remedial work or faults identified on the report. This is the landlord's responsibility but of course our friendly team is more than happy to give you some suggestions if faults are found.
A copy of the report should be provided to your tenants before they start their rental agreement with you.
