So, now you know why you need an electrical safety certificate but what does one involve? It’s simple really, our electrician will take a look at the properties electrical system from head to toe and grade any concerns he has – starting from the lowest, 3 to the highest being 1. They’ll have a ‘C’ before the number which just stands for code. Let’s look at what each code means in more detail…
- C1: Serious fault present, immediate remedial works required.
- C2: A fault has been deleted that has the potential to be dangerous if not seen to. Remedial action ASAP.
- C3: General improvement work recommended.
The electrician may also grade something as ‘FI’ meaning further investigation required – simply more tests are needed to understand the severity of the fault. If there’s anything on the report you are unsure of our electricians will happily address this with you.
Certification
After the EICR has been completed by one of our qualified electricians and all electrical systems are deemed safe, the electrician will provide written certification. This formal document will state that your property conforms to all electrical safety standards set out by the government, and of course your property is now legally safe for renting. It will then be your responsibility as a landlord to provide copies of the certificate to your tenants and local authorities if requested within the time frame set by law. Failure to do so will result in hefty fines so keep this in mind!
